As you know, in every real estate transaction there are always two parties; a buyer and a seller. Unfortunately, our past experience with real estate agents was that they did the minimum needed to sell a house and, once the deal was finalized, you never saw or heard from them again. Our experience with Kohtoku, on the other hand, was unlike any experience we had ever had with a real estate agent; it was pleasant.
First of all, Kohtoku helped us get our house ready to put on the market. The house had been a rental and had been trashed by the last tenants.
There was water damage in the bathrooms, the downstairs carpet had been taken up and thrown away leaving only the padding, the sliding door was broken and one side replaced by a wooden panel, the walls and carpet were dirty and one of the bathrooms had been painted a disgusting purple. Aiko Suganuma and her contractor immediately went into action make the necessary repairs.
The original estimate was about $20,000. Mrs.Suganuma decided what did and didn’t need to be done to sell the house, and negotiated with the contractors to get the best price for us. Thanks to her, when the work was finished, we paid less than half of the original estimate. The house looked fantastic. Neither my wife nor I could believe that it was the same house which had been such a wreck just two weeks before. The day of the open house Mrs. Suganuma decorated the house with flowers, hung towels in the bathroom, and in general, made it look charming to viewers. There was a constant stream of visitors that day, all of them complimenting her on how nice the house looked. It wasn’t long before we started getting offers.
This brings me to another important part of the selling process; ascertaining the best price for a property. Mrs. Suganuma, in my judgment, is not just a good real estate agent. She is a real estate artist. She has a gift for setting a price that will sell a house for the best possible price. Both my wife and I were very pleased with the price at which she listed our house and the results obtained.
Looking back, I can say with full confidence that Kohtoku Enterprise is the best real estate agency I have ever done business with. Their hard work and professionalism ensured the best price for our house. You can be sure that we will continue to do our real estate business through Kohtoku in the future; should that be selling a house, buying a house, or managing the property.

I have returned to Japan two years ago and had a thought that it might be time to sell my house in Mukilteo. I was looking at some ads in the Seattle local magazine and found the ad for Kohtoku Enterprise and emailed them to see if they can help me with selling my house. I received an email right away from Aiko Suganuma and advised me with some items needed to be repaired/replaced before marketing the house.
The advice I received was how to repair/replace the house with efficiently with minimum cost.
After everything was completed, they marketed the property and within the same day, received an offer and received another offer the following day. After going through the selling process, the company signed all documents with a power of attorney that I signed to take care of all the paperwork.

Mrs. Suganuma who replaced my unease with peace of mind Fifteen years ago I was faced with the daunting task of buying a house in America. Moreover, I had to do that from Japan. Was such a thing even possible? Kohtoku Enterprise put all my worries at ease.
In those days, the Internet was not as advanced as it is today. Kohtoku sent me pictures of the inside of houses, the neighborhoods, schools and other details by express mail to me in Japan. Mrs. Suganuma responded politely by phone to my questions and worries and I was able to buy a house with no worries.
Even after I started my life in America, she advised me on life in America. When I didn’t understand something or was having problems, I would call Kohtoku like achild depends on its parents. Every time she listened to me kindly and was a big mental support. Later on as my children grew up I sold the house and bought another. Again Kohtoku continued to take care of things. I am sure that I was able to finish the transaction without problems because I was not dealing with just a house sale but I had peace of mind along with it.
Buying and selling a home means that a lot of money exchanges hands. Since its not a simple transaction, a lot of stress is involved. Questions like, “Will the house sell for a good price?”, “Is this house in a truly comfortable environment?”, “How should I take care of the complicated proceedings?”, “I want to buy/sell the property for the best price possible.”, “Does the house need repairs?”, etc can lead to sleepless nights. Hoping to buy a condominium in the U.S., we got in touch with Kohtoku from Japan. We were able to discuss a range of factors by email and telephone and were happy to receive such thorough and considerate explanations and guidance from them. Thanks to that, we could make the trip to the U.S. with our minds at ease and were able to complete the purchase during a stay of just a few days. That made it feel like a nice home of our own. Things have gone smoothly with the bank as well, thanks to the Japanese representative Kohtoku put us in touch with. It has also been reassuring to us the way they’ve done a variety of things after we made the purchase to take care of our place while we’re away. We feel so sincerely fortunate to have met with Kohtoku Enterprise!
