SELLING Q&A
Sellers incur the following selling expenses:
・Excise tax: Sellers are required to pay real estate excise tax when selling or transferring the interests of property. The current rate for most locations in the Puget Sound area has changed from a flat rate of 1.78% to a graduated rate structure based on the selling price as follows:
Selling price | Tax rate |
$525,000 or less | 1.6% |
$525,001 – $1,525,000 | 1.78% |
$1525,001 – $3,025,000 | 3.25% |
$3,025,001 and higher | 3.5% |
・Escrow fees: Including commissions paid to companies taking care of registration procedures and registration fees paid to the state, escrow fees are ordinarily split evenly between buyers and sellers.
・Real estate agent commission: Though no specific rate is prescribed officially, rates of 5 to 6% are common.
Sellers should expect to incur selling expenses of about 8 to 9% of the selling price in total.
A real estate appraisal is performed by a license or certified appraiser that can estimate the current market value of your property. It is an unbiased opinion based on analysis of current data. Each state has different requirements, but they must be trained, licensed and regulated professionals within the real estate industry.
There are many factors that determine the price of your home. Some of these include the price per square foot, a garage or other detached buildings on the property, the location, move-in ready and other items.
Title insurance protects you or your mortgage lender against problems relating to your property’s title prior to the date of the policy. These can be unpaid real estate taxes on the property or liens against the property, including foreclosure that are unresolved. A title insurance protects you or your lender if a lawsuit is filed against the title.
It is possible to sell your home if you are living outside the United States. Yes, but we will need special documents that are notarized, or a power of attorney will need to be drawn up. It is best to contact us before moving abroad to find out which option works best for you.
There are many factors to determine how quickly your home can sell. It will depend on the location of the property, the selling price, if it is lower or higher than market value and other elements. Once an offer has been made, it will take approximately four to six weeks for the sale to be finalized.
We are seasoned professionals and will help you through the process. Contact us today at info@kohtoku.com.
TESTIMONIALS
Mr. Satoshi Nakajima (BUY)
It has been 24 years since our family came to Seattle in 1989. Since then we have met and done business with many realtors, however, recently we have done our real estate dealings with only Kohtoku Enterprises.
What set Kohtoku apart from other realtors was their understanding that the deal wasn’t over when it closed. They were able to advise us about the little things that have no direct relationship to the deal, but come up when you’re living in a house: Who to contact if your roof leaks, who to call if the dog gets sick, etc.
